Istria’s beauty, charm, and rich tourist offerings make it a top choice for many visitors from Europe and around the globe throughout the year.
For those considering investing in Istria, it’s important to have information about the numbers, such as visitor arrivals, the number of overnight stays, and the countries from which the most guests originate. Below, we will present the 2023 figures from the tourist board.
Total number of arrivals and overnight stays in 2023.
According to data from the eVisitor system, in 2023, Istria has had almost five million arrivals and just over an impressive 30 million overnight stays.
When compared to the figures from 2022, which saw 4.7 million arrivals and about 29 million overnight stays, it is evident that there has been a slight increase in both arrivals and overnight stays.
Looking further back to the previous year, when there were 3.5 million arrivals and 23 million overnight stays, it is apparent that Istria has experienced consistent growth in the number of visits and overnight stays from year to year. As a result, the region is becoming increasingly suitable for various tourist activities as well as for investments.

From which countries do most guests arrive?
In Istria, the majority of guests are from Germany, comprising around 35% of the total visitors last year. This is followed by Austrians at 12.89% and Slovenians at 11.13%. Italians make up 5.81%, Dutch 4.99%, Czechs 3.95%, and Poles 3.54% of the total guests.
A notable point is that Croatian guests only account for 4.45% of the arrivals in Istria, indicating that the region largely caters to international visitors.
The remaining 19% consists of guests from other parts of Europe or the world.
What are the best investment opportunities in Istria?
Considering the statistics and data regarding the number of guest arrivals and overnight stays in Istria, it is evident that Istria is a highly favorable region for investments. However, the question remains – what should one invest in?
One potential option is to invest in activities that enhance the tourist experience, such as tourist tours, bicycle rental, fishing and panoramic boat trips, as well as restaurants and bars.
Given the growing demand for accommodation, investing in real estate, apartment units, and hotels stands out as a lucrative opportunity. It has proven to be a solid investment for preserving capital, creating additional value, and achieving a higher return on investment compared to traditional options like banks.
An excellent example of a project suitable for investment in Istria is a development comprising four stunning villas, situated in the charming town of Peroj, which is located near Pula and the Brijuni National Park.
